Designing a Room To Sell


I don't even know what to say about these rooms! The scary part is, they are homes that are on the market - expensive too!

Here are some questions you may be asking if you are selling your home.

Should I change the flooring to sell my home?
How do I balance a room with color?
What colors should I use if I'm selling my home?
I need to stage my home but I don't want it beige! What colors can I use?

Great questions! Here's some answers to help you.


How would I fix this room?



Well the very first thing I'd do is get rid of the floor. It was just a poor design choice from the get-go but you know - it happens. Since this house is on the market, I know that floor will be the deal killer for this home. So, having said that - remove it asap and replace it with bamboo.

There are a few reasons I chose this flooring. First, bamboo is “green”, beautiful and gives this room a contemporary flair. It's flooring that is not common in many homes but is becoming very popular very quickly. Secondly, it will coordinate with the furniture color to tie in the look of the room. And last but not least, the darker, solid floor will balance out the weight of the room. I'm pretty sure the framing around the windows can't be changed so we have that to work with that. If the floor was light, the door and window frames would appear as if they were floating in the room.

This brown, leather sofa is also a great color 
choice to help balance out the door and window framing.



Now as fun as I'd like to get with color, keep in mind that this house is selling. Selling doesn't mean boring but it should be fairly neutral so the potential home buyers will like it as well. 

I'd put a nice buttery yellow on the wall with a very light, muted green on the ceiling. Get rid of the zebra stripes on the ceiling! 



Adding this green fern area rug will visually soften the floor, contribute to the color scheme and help to define the space. Sometimes less is more but make sure the choices you choose are the right ones! Go with classic styles, simplify your color but don't fall into the “home staging trap” by making everything beige. There are other colors you can use that are still fairly neutral but still have some personality.

  1. Donna, It is so hard to convince people especially in this down real estate market to spend money on upgrading their home. I never do a thing in my home without considering if it would appeal to a potential buyer. Every home I live in is sale ready at all times and that doesn't mean one has to live in a white box. You've selected wonderfully interesting materials and colors that would certainly improve this space and make it more interesting. Great information!!!

  2. Debbie, thank you so much, I'm glad you like this post. It's so very important to have your home looking the best it can be if it's in on the market.

    Some people may say, "why should I spend money on replacing the floor when I'm just going to sell it?" That's a waste of money!" Really? Watch how long your home will be on the market without replacing the floor. Ask your Realtor what the #1 reason potential homebuyers didn't like your home.

    Initially yes, you would have spent a dime on replacing your flooring but in the long run, it's less time on the market and we all know the longer your home is on the market, the more money you're loosing. Get your home staged right the first time and watch it sell -FAST! FYI, when my home was on the market in 2007 it sold in 6 days - and it looked good :-)

  3. Getting rid of that dark moulding would go a long way in helping this space. I totally agree, you don't have to be devoid of color to sell your home, just some more muted tones would help!
